Ventilation Surveys & Indoor Air Quality Assessments
Poor ventilation is one of the leading causes of condensation damp and mould growth in social housing. SPS delivers independent ventilation surveys and indoor air quality assessments to help housing associations address the root causes — not just the symptoms.
Why Ventilation Matters
As homes become more airtight through insulation and draught-proofing programmes, adequate ventilation becomes increasingly critical. Inadequate ventilation leads to elevated humidity, condensation, mould growth and poor indoor air quality — all of which directly affect tenant health and wellbeing.
For housing associations managing retrofit and decarbonisation programmes, ventilation assessment is not optional — it is a fundamental part of responsible stock management and PAS 2035 compliance.
Our Ventilation Survey Service
- Assessment of existing ventilation provision against current standards
- Identification of inadequate or failed ventilation systems
- CO2 monitoring and indoor air quality testing
- Recommendations for improvement — from passive ventilation to MVHR (Mechanical Ventilation with Heat Recovery)
- Integration with damp and mould assessments
- PAS 2035 aligned reporting
Indoor Air Quality Assessments
Indoor air quality (IAQ — a measure of the air environment within a building as it relates to the health and comfort of occupants) assessments go beyond ventilation to look at the full range of factors affecting the air inside a home — including humidity, CO2 levels, VOCs (Volatile Organic Compounds) and particulates. This is particularly relevant for properties with vulnerable occupants or where health complaints have been raised.
Awaab's Law & Ventilation
Inadequate ventilation is frequently identified as a contributing factor in damp and mould cases. Our ventilation surveys provide the independent, evidence-based assessment housing associations need to demonstrate they are addressing root causes under the applicable hazard-response requirements.
