Damp, Mould & Condensation Surveys — Awaab's Law Compliance
Housing associations must investigate and remedy damp and mould within set timeframes. In Wales, hazard-response requirements apply through the Welsh Housing Quality Standard (WHQS) addendum from 1 April 2026. SPS provides the independent surveys and evidence-based reporting you need to support compliance.
What is Awaab's Law?
Awaab's Law introduced strict timeframes for social landlords to investigate and address damp and mould in their properties. Named after Awaab Ishak, whose death was linked to mould exposure in a Rochdale housing association property, the legislation places clear obligations on registered social landlords.
In Wales, the WHQS hazard-response requirements took effect on 1 April 2026. Awaab's Law applies separately in England. SPS supports housing providers across South Wales and Bristol with evidence for the framework that applies to their properties.
